Dubai Villas Outpace Apartments as 75.5% of New Supply Gets Snapped Up

Dubai’s housing market continues to show strong momentum, with buyers snapping up homes well before builders complete them, according to a new report from fäm Properties.

The report counts 564,072 residential units currently under construction across the emirate, and buyers have already purchased 425,863 of them, or 75.5 per cent.

Demand looks even stronger for homes due this year. Developers plan to hand over 96,585 units in 2026, and buyers have already secured 80,127 of them, or nearly 83 per cent. Villas are leading the way, with 95 per cent of this year’s villa supply sold, compared with 82 per cent of apartments.

Several communities have sold out completely for 2026 handovers, including apartments in Al Wasl and villas in Wadi Al Safa 5, Nad Al Sheba First and Al Hebiah Sixth.

Popular waterfront and central areas are also performing well. Palm Jumeirah has sold 93.5 per cent of its 2026 apartment supply, while Jumeirah Lakes Towers and Downtown Dubai have each crossed 92 per cent. Business Bay has sold nearly 89 per cent of its units due next year.

Villa communities are recording some of the highest absorption rates overall, led by Al Hebiah Fifth at 98.7 per cent and Nad Al Sheba First at 98.2 per cent.

Firas Al Msaddi, CEO of fäm Properties, said the numbers reflect growing buyer confidence in Dubai’s regulatory framework and the quality of new developments coming to market.
